What is an individual lease? Do you offer individual leases & co-living?

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

Can I request a specific apartment & can an apartment be held?

Yes, while you may want to chose an apartment that is available closest to your desired move-in date, we can hold a unit for up to 2 weeks

Is there an application fee?

Yes, the application fee is $75 per applicant 18+

Is there a security deposit and is any of it refundable?

We are a $0 deposit community

Do you accept Section 8 vouchers?


When is rent due and how can I pay? Are there late fees? Is there a grace period?

Rent is due on the 1st of the month and can be paid through our online resident portal, check, or certified funds. Late fees will be applied on the 4th of the month.

Are utilities included?

Utilities are not included.

Is renter's insurance required?

Yes, renters insurance is required. A minimal of $100,000 General Liability is required. Personal property is not mandatory, but strongly recommended.

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.

What happens if I need to move out before my lease expires?

You will need to place a 60 days notice to vacate and pay a 1 month termination fee. If a 60 days is not supplied, you are subject to pay through the 60 days.

What are the hours for the fitness center?

Our fitness center is 24 hours

What are the hours for the pool?

10:00 am to 10:00 pm

What are the hours for the business center?

The Business Center is open during leasing office business hours

Are there community quiet hours?


Do you offer valet trash service and/or recycling?

Yes, Valet Trash is $25/month.

Are apartments cable ready? If so who is the provider? Is there a separate charge?

Yes, apartments are cable ready. You may choose your own cable provider.

Are the apartments wired for Wifi? Is there a preferred provider?

All apartments are wired for internet. You may choose your own internet provider.

Do you have package lockers/how do I get my packages?

No package lockers. Packages will be delivered directly to your door, or can be picked up in the leasing office if indicated.

Do you allow pets? What is the pet policy?

We welcome most dogs and cats. Breed and weight restrictions may apply. All pets are screened through Please contact us for full details.

What is the parking situation? Is parking assigned? Is there a fee or permit required for parking?

We offer complimentary covered & uncovered parking (1 space per leaseholder). We do not offer reserved parking.

What is the policy for guest parking?

Uncovered Visitor Parking is clearly marked throughout the property. All visitors must be parked in marked visitor parking. Any visitor not parked in a visitor spot without could be subject to being towed.
